Should I sign my CHEIFS offer?

A CHEIFS offer gives you cash today for a share of your home's future value. Whether it's a good deal depends on how long you'll stay, how fast your home grows, and what's in your written offer. Here's how to check, using CHEIFS's published terms, last verified September 23, 2026.

The short answer

How CHEIFS works out what you owe

Worth knowing: CHEIFS offers two programs: a 12.99% or 14.99% cap, a 1.99% or 2.99% fee, and a 50% or 65% leverage limit. We use the 12.99% cap with the 2.99% fee and 65%. CHEIFS has no scheduled end date, so any number of years is allowed. Sources for every term: CHEIFS on HEI Calculator's provider terms page.

What to check in your CHEIFS offer

  1. The share you'll owe. Your offer should state the percentage of your home's value CHEIFS gets when you settle. With CHEIFS's published 2.25× multiplier, $100,000 on a $750,000 home works out to about 30.0% of your home's value. If your offer's percentage is higher, ask why.
  2. The home value they use. Your share is based on the appraised value. A lower appraisal than you expect means you give up a bigger share for the same cash.
  3. The fee, in dollars. CHEIFS's published fee is 2.99% of the investment, taken from your cash. On $100,000 that's $2,990, plus third-party costs such as the appraisal, title, and recording.
  4. The cost cap. CHEIFS publishes a cap of 12.99% a year (or 14.99%, by program) on the investment. Make sure your offer states the cap and how it's calculated; in our example it sets what you'd repay if you settle at 3 or 5 years.
  5. What makes it due early. Check which events make the full amount due, such as selling, refinancing, transferring the home, or a default.
  6. Buying out early. Check how you can pay it off before you sell, whether there's a minimum period, and how your home's value is set at buyout.
  7. Your duties as owner. Read what the contract requires for upkeep, insurance, and property taxes, and what happens if you fall behind.
